Furnishing a Cebu Condo: Appliances & Furniture (2026)

What it costs to furnish a Cebu studio or 1BR from bare, priced line by line against the live Mandaue Foam and SM Appliance catalogues (12 July 2026), with the secondhand and resale math stated as the estimate it is.

Cebu condo listings use three furnishing labels, and only one of them is well defined. “Bare” means a tile floor, wall paint, a kitchen sink, a ceiling light, and nothing else. “Semi-furnished” means whatever the landlord decides it means. “Fully furnished” means what the photo showed on the day the photo was taken. Studios and 1BRs in IT Park, Mabolo, and Banilad all use the same three words to describe wildly different move-in states, which is why a first-week furniture and appliance budget is the most commonly missing line item in an expat’s relocation math.

This guide prices that line item.

What “Bare” Actually Means in Cebu Listings

Bare is the cleanest contract. You pay lower rent and you own every piece you install. Semi-furnished is the trap: the word has no consistent definition, landlords use it to mean anything from “aircon only” to “everything except the mattress,” and listing photos often show a previous tenant’s setup that will be gone by your move-in date. Fully furnished is the premium product and it makes sense for short stays, where the furnishing bill exceeds the rent premium.

The ocular checklist. Before signing on a semi-furnished or fully furnished unit, visit in person and photograph every room with contents visible. Get the landlord to sign an inventory: one sheet, room by room, each item, brand, and serial number where relevant. Three of those rows are worth reading twice.

The aircon is the budget, not the sofa. SM Appliance’s inverter window catalogue prices 1.0 HP units at ₱31,040–₱37,430 (Jul 2026), above every furniture line on the list. Whether the landlord already installed one is the single highest-value question in an ocular. Published gap: no 1.0 HP non-inverter price. Cheaper non-inverter window units exist in Cebu showrooms, but SM Appliance’s online catalogue listed none at 1.0 HP on 12 July 2026, and we found no other retailer publishing a fetchable price for one. So this page publishes no figure for it. If you buy non-inverter, get the quote on the showroom floor and expect the running cost to be higher, which is the trade the aircon guide walks through.

Published gap: mattress prices are not size-split. Mandaue Foam’s mattress collection publishes “from” prices (Mega Foam from ₱2,359, Gala Firm spring from ₱4,550, Gala Bed Chiropractic from ₱9,425) without breaking them out by size, and Uratex’s own store lists products from ₱3,189 (Classic, tricot cover) to ₱19,190 (Trill mattress-in-a-box) on the same basis. A queen-specific price is not published on either collection page. Budget toward the upper half of the band and confirm the size price in-store.

Strip out the three questions that most often go your way (aircon already installed, built-in closet, galley kitchen so no dining set) and the essentials list falls to ₱79,340–₱143,675 (Jul 2026).

Five retailers cover most Cebu expat appliance purchases. Only SM Appliance publishes prices online in a form we can quote and link, which is itself worth knowing: for the other four, the showroom floor is the price list.

All rows read from smappliance.com collection pages on 12 July 2026 (refrigerators 7–8 cu ft, top-load and front-load washers, microwave, rice cooker, 40–43in TV, inverter window type). Prices are the retailer's published online figures and move with promos; the showroom floor can differ.

Front-load is the line where the used market misleads people. A new front-loader starts at ₱21,995 (Jul 2026) and runs past ₱46,995 (Jul 2026), so a cheap used one looks like a bargain until the first repair. Buy top-load new, or buy front-load new, but do not buy front-load used.

This page publishes no stove figure because we did not source one at a live catalogue.

Where to Buy Furniture in Cebu

Mandaue Foam. Headquartered in Mandaue, with showrooms at SM City Cebu, SM Seaside, and the Mandaue HQ complex. The default for beds, mattresses, sofas, and dining sets, and the only Cebu furniture chain that publishes a full price list online. Read on 12 July 2026:

Two things about those prices. Almost the whole catalogue sits on a standing 30% “sale,” so the list price is largely notional. And Homecard members get a further discount (the Eric 3-seater shows ₱14,640 for members against ₱18,300 open), with one promo applying at a time.

Our Home (SM City Cebu, SM Seaside). Contemporary mid-range, lighter styling than Mandaue Foam, strong on modular pieces that fit small condo floor plans. It does not publish a comparable online price list, so this page quotes no Our Home figures.

SM Home (inside SM stores). Budget end: flat-pack and entry-level upholstered pieces, adequate for a 12 to 24 month stay. Useful for side tables, storage, bedding, and kitchenware.

Homemaker Furniture Store (Cebu). Affordable local chain with showrooms across Metro Cebu, worth a comparison visit on sofas and bed frames. Quality is variable, so check joints and upholstery on the floor.

Anthill Fabric Gallery (Gorordo Avenue, Lahug). Niche: textile goods and custom pieces using Philippine weaving traditions. An accent-piece stop, not a primary furniture source.

Ace Hardware and Citi Hardware. Kitchen essentials, storage, hooks, organisers, tools. Every Cebu condo setup ends with at least one trip here for the shower curtain rod, the drawer organiser, and the light bulbs nobody included.

Secondhand: The Expat Resale Economy

Cebu has a dense secondhand market, driven by expats on 1 to 3 year contracts in IT Park, BPO staff rotating through Accenture, JPMorgan, Concentrix and Sutherland, and short-lease digital nomads cycling out every few months. The inventory churns.

Where the inventory lives:

  • Facebook Marketplace (Cebu City). The largest and most active channel. Set location to Cebu City plus a 25 km radius. Best for furniture, aircon, TVs.
  • “CEBU New/Used Furniture for Sale” Facebook group. Higher-quality listings, active expat and local membership, moderated for scams.
  • Carousell.ph. Better for small items, electronics, and kitchen goods. Buyer protection exists if you use the in-app payment flow, which few Cebu sellers do.
  • Expat groups. “Cebu Expats” and “Expats in Cebu” run garage-sale posts, clustered at end-of-quarter when contracts roll.

Worth buying used: solid-wood bed frames, dressers, dining sets and wardrobes (little left to depreciate); sofas, if you inspect the frame and fabric; aircon, provided you see the unit run for 15 minutes, check the model year, and budget a professional clean straight after (the aircon guide has the inspection checklist); TVs under three years old, which you can test at the meet-up.

Worth buying new: the mattress (hygiene, and it is not the expensive line anyway); any front-load washer, where one repair erases the saving; inverter fridges, where the compressor is the whole cost and its previous duty cycle is unknowable without a bench test; and small kitchen appliances, which are cheap enough new that the sanitation question is not worth it.

The math only favours used on items with few moving parts and a long, verifiable life. Furniture qualifies. Aircon usually qualifies. Large appliances mostly do not, because the failure mode is a repair bill that exceeds the discount you took.

Delivery, Assembly, and Building Access

Metro Cebu delivery is almost always billed separately and is usually negotiable. Neither Mandaue Foam nor SM Appliance publishes a Metro Cebu delivery fee schedule we could read and cite, so this page publishes no delivery fee figure. Get it quoted at checkout, in writing, before the item leaves the store. Free-delivery promos do run during major sale events, and Mandaue Foam waives delivery above a purchase threshold that moves with the promo.

For a secondhand haul you are the logistics. A sofa does not fit in a jeepney. Hired vans (L300 or Hi-Ace) are arranged through “Lipat Bahay Cebu” groups or a moving app, and drivers price by distance, number of stops, and floor walk-up. Budget an allowance of ₱1,500–₱4,000 per trip as an editorial estimate, and confirm the price before loading.

Assembly. Mandaue Foam and Our Home include basic assembly for beds and wardrobes. Flat-pack dining sets and small furniture are usually self-assembly. Budget an afternoon and a hex-key set from Ace Hardware.

Building access. Towers in IT Park, Cebu Business Park, and most Avida, Solinea and Mactan Newtown buildings require a service-elevator reservation and a delivery window, and some charge a delivery permit fee per drop. Clear it with building admin at least 48 hours out, and ask what the permit costs when you book, because it is a per-building figure nobody publishes.

EVERY ROW EXCEPT THE WASHER IS A LIVEINPH EDITORIAL ESTIMATE. No Facebook Marketplace or Carousell listing sample was collected — there is no count, no date range and no sample size behind these figures. They are planning priors, not measurements. Verify against live listings before budgeting.

Scenario 3, the fully furnished unit, is a short list rather than a table: bedding and linens, cookware, closet organisers, a couple of small appliances you actually like, and blackout curtains if the landlord’s are decorative. Landlords cover the major items and almost never cover these. Budget a low five figures and expect to spend it in week one.

Buy, or Rent Furnished?

Run the essentials number against the rent premium for a furnished version of the same unit. The essentials list starts at ₱126,880 (Jul 2026) new, or ₱79,340 (Jul 2026) if the aircon and closet are already there.

The size of the furnished premium in Cebu is the number everyone quotes and nobody sources, including us. We have no sampled premium, so rather than publish a rule of thumb, price two comparable units in the same building yourself, one bare and one furnished, and multiply the monthly gap by your stay length. That comparison takes an afternoon and beats any rule of thumb on this page or anyone else’s.

The decision usually resolves like this. Under 12 months, take the furnished unit: the essentials list starts near ₱127,000, and sourcing, hauling and reselling 15 items inside a year is a second job. Over 18 months, buy, and buy the mix (new mattress, new washer, new fridge, secondhand sofa, bed frame and dining set). Between 12 and 18 months it is a genuine coin-flip that turns on how much you care about your own sofa.

Resale at Move-Out

Your furniture and appliances have residual value when you leave. How much is the question, and here is the honest answer: we do not know, and neither does anyone publishing a precise figure, because no one has collected the sample. What we can offer is the ranking, which is stable and useful.

Solid-wood furniture holds value best, because there is little left to depreciate after the first cut. Appliances hold value if you kept the receipt and the warranty card, and lose it if you did not. Fabric sofas fall further than wooden anything. Mattresses effectively do not resell at all, and usually go with the unit. Electronics track their replacement cost, so a TV bought against a falling market recovers less than the same money spent on a dining table.

Timing. List 3 to 4 weeks before move-out. The final week is too late, because buyers filter for what is available now, and four weeks gives you room to re-list lower if the first price does not move.

Receipts. Appliances with the original receipt and warranty card sell meaningfully higher than the same unit without. Keep the folder from day one and hand it over at the meet-up.

What to leave. If an item is not worth the effort (curtains, small kitchenware, decor), gift it to the next tenant through the landlord. It costs you nothing, saves the disposal hassle, and does no harm to your deposit conversation.

What is the cheapest 1.0 HP aircon in Cebu right now?
The SM Appliance online catalogue on 12 July 2026 lists 1.0 HP inverter window units from PHP 31,040 (Carrier WCARZ009EEV) to PHP 37,430 (Carrier WCARJ009EEV), with Hitachi and Panasonic in between. That catalogue lists no 1.0 HP non-inverter window unit, so we publish no figure for the cheaper non-inverter option rather than guess at one. Aircon is the largest single line in a Cebu furnishing budget, which is why it is worth checking whether the unit already has one before you sign.
Is it worth buying secondhand furniture in Cebu?
Probably yes for solid-wood beds, dining sets, wardrobes and sofas, and no for mattresses (hygiene), front-load washers (repair cost) and inverter fridges (compressor wear cannot be verified without a bench test).
